How a Villa Gets on the List

And, more usefully, how it gets taken off again.

In short

Every property and operator is assessed on four things — privacy, physical condition, service, and how it behaves when something goes wrong — and re-checked annually rather than once at the point of joining.

  • A planner stays in the property before it joins
  • Re-inspected every year, not once
  • Guest feedback can remove a property
  • Fewer than one in twenty reviewed make it

Four pillars

What We Assess

We do not publish a weighted score, because a number invented for a marketing page is worth less than saying plainly what we look at.

Privacy

Sight lines from neighbouring buildings, how far sound carries, whether staff can approach the pool unannounced. The first thing that gets a property rejected.

Physical condition

Not architecture — upkeep. Mould in the wet season, water pressure, whether the air conditioning is serviced, how old the linen is.

The staff

Training, tenure and turnover. A villa with a butler who has been there four years is a different product from one that rotates staff every season.

What happens when it fails

The most revealing pillar. A power cut, a late check-in, a broken pump — how the property responds tells you more than any showround.

The cycle

Not a One-Time Check

A property that was excellent in 2024 is not automatically excellent now. Ownership changes, staff leave, standards drift.

Annual re-inspection

Every property in the portfolio is stayed in again each year. It is the single most expensive thing we do and the reason the list is short.

Guest feedback counts

We ask after every stay, and a pattern of the same complaint removes a property regardless of how well it inspects.

Operators too

Boats, dive centres and guides are checked for licensing and insurance annually, not just when they first joined.
